AVÉA Brings a Second Wave of Marina Living to Andaman Island

Eastern & Oriental Berhad (E&O) launched AVÉA on 11 June 2026, its second marina-edge serviced residence at Andaman Island in Penang, carrying a gross development value (GDV) of RM1 billion. The launch adds another significant piece to E&O’s long-running plan to build Andaman into a fully self-contained waterfront township off the coast of Gurney Bay.

The development sits within Gurney Green on a five-acre site and comprises 1,080 fully furnished freehold serviced apartment units across two towers, with 540 units each. Tower A was previewed privately in early 2026 and has already recorded a 65% take-up rate. E&O is now opening Tower B to meet continued demand. Completion is targeted for June 2030.

Unit sizes run from 678 sq ft to 1,076 sq ft across five layouts. The range covers two one-plus-one bedroom configurations at 678 sq ft and 807 sq ft, two two-bedroom options at 883 sq ft and 936 sq ft, and a three-bedroom unit at 1,076 sq ft. All units come fully furnished with private balconies, premium fittings and views across Penang Island. Layouts are designed to draw in natural light and cross ventilation. Car parks are pre-allocated, with two bays for Types A, B and C, and three bays for Type D.

Each residence is ready for immediate occupancy, removing the need for buyers to source their own furnishings or coordinate any fit-out work. Units are appointed with premium finishes throughout. The building holds the GreenRE Platinum Provisional Certification, which covers energy efficiency, environmental performance and resident wellbeing. This places AVÉA among a small group of residential developments in Penang to carry platinum-level green certification.

On the facilities front, AVÉA houses Andaman’s largest podium at Level 5. The podium features a lap pool, spa pool, family pool, kids pool, herb garden, meditation garden and deck, pavilion, bio pond, maze garden, basketball court, jogging track and playground. At Level 51, a rooftop gym and outdoor fitness area sit at the top of the building with open sea views. Other amenities include a pet lawn on Level 2, a badminton court and car wash bay on Level 4, and a full suite of communal spaces across the upper podium floors covering a living room, reading room, meeting room, games room and event hall. Ground floor facilities include a concierge, residents’ lounges, mail and parcel rooms, and a bicycle garage with 104 bays.

Parking provisions are comprehensive. The development provides 127 visitor parking bays, 20 of which carry EV charging equipment, three OKU bays at ground level, 176 retail parking lots at Lower Ground 2 and 104 motorcycle bays.

A waterfront promenade with 10 commercial shoplots, cafés and communal spaces runs alongside the development. Set against the sea and a future marina, the promenade is designed as a social and dining destination for residents and visitors. It adds a street-level layer of activity to what is otherwise a residential building, giving AVÉA a connection to the wider Andaman community from day one.

The sales track record at Andaman gives context to the demand behind AVÉA. The Meg, E&O’s first launch at the island in 2022, achieved full take-up by the first quarter of 2023 and reached completion in 2026. Arica, launched in March 2023, sold out by March 2024. Fera and Senna, the landed home series introduced in January 2024, were fully sold within eight months. The Lume, the island’s first luxury high-rise launched in July 2024, drew strong market interest. Maris, the first waterfront residence, followed in December 2024 and recorded solid sales performance. Each successive launch has sold out, which speaks to sustained buyer confidence in the Andaman address.

Beyond residential, E&O continues to advance retail, commercial and lifestyle components across Andaman, alongside a future marina and public spaces. These are expected to support the township’s live-work-play mix and draw residents, visitors and businesses to the island over time. When fully developed, Andaman will span 760 acres as an urban island just off the coast of Gurney Bay and Seri Tanjung Pinang.
