For years, the conversation about Penang has centred on one postcode. George Town’s UNESCO-listed streets, its coffee shops and clan jetties, its wall murals and Nyonya kitchens. The island has, understandably, captured most of the attention.
But something is shifting on the other side of the water.

Marriott International’s signing of The Bertam, Penang, a Tribute Portfolio Hotel, with Maritime Waterfront Suites Sdn Bhd is more than a routine hotel deal. It is a signal that the Penang mainland, long overshadowed by its island counterpart, is being taken seriously as a destination in its own right.
Slated to open in Q4 2026, the 282-key property will be a conversion of the existing five-star Bertam Resort, which opened in March 2023. It sits within the 20-acre Bertam Resort & Water Park Penang development in North Seberang Perai, roughly 25 kilometres from Butterworth and 40 kilometres from George Town.

The location matters. Bertam sits at the intersection of industrial muscle and emerging lifestyle infrastructure. Kulim Hi-Tech Park and Batu Kawan Industrial Park anchor demand from the corporate side. The North-South Expressway handles the connectivity. What the area has lacked, until now, is a hospitality product with genuine international reach.
Tribute Portfolio Hotels, the Marriott collection brand that will fly above this property, is built around independent hotels with distinct character. The brand draws properties together not through uniformity, but through a shared appetite for design and locally rooted social experiences.

That positioning matters for Bertam. A straight-line international hotel would sit awkwardly in this corridor. A property that leans into its setting, its water park surrounds, its function spaces, its resort DNA, while connecting guests to Marriott’s global distribution network, is a more credible offer.
“We are pleased to work with Maritime Waterfront Suites Sdn Bhd on this signing, which reflects our shared vision to bring distinctive hospitality experiences to emerging destinations. The Bertam, Penang, a Tribute Portfolio Hotel represents a meaningful addition to our portfolio in Malaysia, allowing us to cater to the evolving needs of both leisure and corporate travellers, while supporting our continued growth across high-potential markets in the region,” said Andree Susilo, Vice President, Hotel Development, Asia Pacific excluding China, Marriott International.
On the meetings and events front, the numbers are serious. The property is expected to offer 2,959 square metres of function space, anchored by a 1,541-square-metre grand ballroom and supported by 13 breakout rooms, a glasshouse, and dedicated event venues. For MICE planners working the northern corridor, this represents a credible alternative to having to route everything through George Town or Kuala Lumpur.
Leisure travellers get five resort-style pool suites, a 372-square-metre fitness centre, multiple dining venues, a kids club, and social spaces including a lounge and karaoke room.

Dato’ Mohamed Iqbal S. Habeeb Noohu, Managing Director of Maritime Waterfront Suites Sdn Bhd, was direct about the intent behind the conversion. “We are delighted to work with Marriott International on this project. The transformation of Bertam Resort into a Tribute Portfolio Hotel marks a strategic evolution for the property, enabling us to leverage Marriott’s global distribution platform while preserving the hotel’s unique character. We believe this will create new opportunities, enhance the destination’s appeal, and position Bertam as a compelling hub for both business and leisure travellers.”
The real story here is not just one hotel signing. It is the quiet accumulation of infrastructure, investment, and now international hospitality brands choosing to plant a flag in a part of Penang that has spent years being passed over. Travellers who limit Penang to its island may find themselves needing to redraw the map sooner than they expect.
